If you want to sell your house, consider the neighborhood as the number one market. This is a golden opportunity to meet the neighbors and have them meet your house. They are usually in your neighborhood because they like it there and perhaps know someone in the family or friend who they would want to move into the neighborhood. This person is going to do all the selling for you.
The best way to do this is through your Realtor. The Realtor will set it up but will need your assistance. A neighborhood “open house” will be the exclusive invitation that you need. This can be done in several ways. Consider a mail out to the closest 100 neighbors or print door knockers and deliver. The best time for the open house would be a Friday evening or Saturday. You could do some wine and cheese or perhaps sponsor a hot dog cookout. It should be a very simple snack.
The best way to have this get together is to have your Realtor meet with you and discuss this event prior to putting your house on the market. This will make it very special to the neighbors since you gave them first choice and it will help you avoid all those “nosey neighbor” calls.
Open houses can be very successful, but you must have an eye. Some people will come to case your house, or even steal. Please follow your Agents advice on what to do with your valuables and plan on being present at all times.
